The take-away message from this latest report is that we are continuing to see a stronger real estate market on Oahu. Inventory of available properties is tightening, and prices are relatively stable.

There are still good properties to be found at reasonable prices, so if you've been thinking about buying, why not to take another look? Sales and new escrows for both single family homes and condos continue to drop as more and more buyers wait on the sidelines until the global financial markets recover. The upside for those who want to buy is that there are many properties on the market, and more and more have been sitting a while. That means more sellers may be willing to be flexible in their pricing. The deals are there for those who do the research. The other positive element is that interest rates are really low for qualified buyers right now, and the federal government may act soon to bring those rates down even further to stimulate the property market. Lower interest rates mean lower monthly payments, which means more for your monthly dollar. That may end up working to the advantage of both buyers and sellers.

To briefly summarize this latest report, Oahu sales and new escrows of single family homes and condos continue to be slow, with increasing inventory on hand. Prices continue to show declines over last year. However, there are no precipitous new changes to report. In the upscale segment of the market ($1,000,000 plus), volumes continue to be off, but prices remain relatively stable. As always, there will be exceptions to the rule, and buyers will find deals if they look carefully.

The current financial crisis has affected many buyers' and sellers' bottom lines and caused people to really reassess their options. However, there are many people still looking to buy and sell sooner than later, and while it's essentially a buyer's market, there are opportunities on both sides of the equation.

For Pet Owners: Pet Friendly Buildings on Oahu & Animal Quarantine Laws

If you have pets and are thinking about buying a condo on Oahu, it’s important to know which buildings are pet friendly. The Hawaiian Humane Society maintains a list of buildings on Oahu and their respective pet policies. The list provides good information and is a good starting point, but isn’t exhaustive and may not be completely up-to-date. Always verify the pet policy of a building before signing a purchase contract or lease. It will save you a lot of heartache and your animal friends will appreciate it.

Also, if you are moving to Oahu from outside the state of Hawaii and want to bring your pets along, it is essential for you to know the state’s animal quarantine laws. Plan well in advance, and make sure you don’t overlook anything. If you do not follow the rules to the letter, your pet may be held in quarantine for up to 120 days. To fast-track your pet through quarantine (the “Five Days or Less” program), refer to the checklist here and don’t skip anything.

Oahu SFH/Condo Sales Prices Down in September

The Honolulu Board of Realtors released its newest data today that backs up what I’ve been seeing for the last few months. Sale prices for single family homes are off 9.2% from a year ago, bringing the median sale price down to $590,000. The median price hasn’t been at that level since 2005.

Sale prices for condos are off 11.6% from September last year, bring the median condo sale price down to $296,000. Prices had been holding steady for this year and even creeping up, even as demand was down, but now that’s given way to harsh market realities. For Waikiki, one of my main areas of focus, prices dropped almost 20% from a year ago. Building to building, you will find a wide range of prices for the same basic layout, and some of those are really priced to sell now.

This information is based on closings, so in many cases these were deals put under contract 2-3 months ago. Even though previous market reports were not showing big declines in prices, in fact prices were declining as many sellers finally realized they had to lower prices to attract shrinking demand. The statistics are now confirming what has anecdotally been the case.

One looming question for buyers and sellers is whether this will be a continuing trend of declines or whether prices have reached a certain low plateau. No one can be sure, especially with the economy and financial crisis so up in the air, but if you’re a buyer betting on the low plateau, now may be the time to act. Loan guidelines are still tight, but there are lenders (local lenders and banks particularly) who are still looking for qualified borrowers.

If you are a seller and you need to sell sooner than later, my advice continues to be that you need to keep your property in top showing condition, maintain realistic expectations, and most importantly, price your property aggressively as compared to the competition. Buyers have plenty of options right now, and if you’re priced in the middle or above the direct competition, your chances of generating an offer drop considerably.
